| About four years ago, I began marketing all my listings with full color
brochures. I was working with a
condo buyer who had narrowed her home search to one complex. Linda initially
selected a unit that had a full color brochure. Another property was clearly in
better condition and better priced.
The more distinctive the brochure the
more likely the buyer will remember the property.
Because an agent
with a buyer is the source for over sixty percent of sales, agents need nudging to
remember my listings. A busy agent may receive 25-50 home brochures a week. The full
color flyer helps here too. |

A color flyer is more likely to be saved by a buyer. Color flyers will not be tossed out as quickly as
black and white. A buyer will pass a handsome flyer onto their friends who are also looking
for homes.
A color flyer on high quality paper has a
longer shelf life, more akin to a slick magazine than a newspaper.
I spend the extra and money to
market my sellers properties with a full color brochure with extra punch.
The flyer on the left pictures two decks
not visible from the street that changed a plain home into a special home. This flyer
created the showing which sold the home. |
