WA state required Disclosure Statement (Form 17)

All sellers of one to four unit properties in Washington State are required to give the buyer a statement that discloses the condition of the property.

Local agents often call it "form 17".

A buyer may rely on the completeness and accuracy of this statement.

Form 17 is not shown here in it’s entirety because it is copy protected. Below are the questions on the form.

The law allows the buyer to waive this disclosure or to waive the three day period.

This disclosure form is sometimes available to buyer at showing; sometimes it is provided when a buyer shows interest in the property; most often it is offered with the sellers acceptance or counter offer. It may even be offered to a buyer several days after negotiations are final.

A buyer is not bound to perform on a one to four unit purchase in Washington state until the buyer has approved in writing the disclosure or waived in writing their right to receive the disclosure.
