I was just listening to some horror stories on TV about
agents working for the sellers and all the things that could happen.
It made me think again how supportive you were and how
you went above and beyond what was necessary. Having the garage has been such a
blessing and it was your work that made it possible.
Living next to my daughter and son-in law has worked out
even better than we expected. We have been great support for each other and our love
and closeness as a family has only grown.
You did something wonderful for us. I just thought
you should know that.

I
represented the seller in this transaction and the buyer had no representation. The
buyers didn't need help formulating their offer. The buyer made an offer and the
seller accepted the offer. The
Williamson's had rented this property for 25 years. The buyer didn't have an
agent because the first thing I do when I list a property with a tenant is try to sell it
to the tenant. My seller had asked them before he listed it, but I was able to ask
them (check their credit and income) and provide them assurance they could indeed
get a loan approved.
This garage was tricky. For the
neighborhood's sake The Williamson's needed a garage to contain his many collectibles.
I suggested it.
The 203 K loan that will roll an improvment into the
buyer's loan was a way to get a garage on that property, but the interest rate would be a
half percent more. So we raised the price of the duplex by the $12,000 and the
garage builder was paid out of closing. It took another 30 days to close the transaction
but it did the trick.
A long time renter now becomes an owner. Market rate
for the buyer's new loan. A happy seller. And a new garage to improve the
neighborhood.
The moral to the story...trust your agent, especially
if it is me! |
